Are real estate sales taxed in Mauritius?

For Mauritian Sellers:

When selling real estate in Mauritius, Mauritian sellers are subject to the Land Transfer Tax*. This 5% tax applies to the value of the sale. Based on current tax reforms and the amounts involved, rates can be adjusted periodically. It is therefore important to seek information from tax authorities or legal counsel on the exact rate at the time of the transaction. Apart from this tax, there is no surplus-value tax for Mauritian residents, which is an advantage compared to other jurisdictions.

For Foreign Sellers:

Foreign sellers in Mauritius must also pay the Land Transfer Tax* 5% when selling their property. The rate of this tax is generally uniform for all domestic or international sellers. However, unlike some countries where additional taxes such as capital gains tax could apply, Mauritius does not impose a tax on the profit of real estate sales for foreigners. This constitutes a substantial advantage for those investing in real estate on the island. As with Mauritian sellers, foreign sellers are advised to consult a professional for accurate and up-to-date information.

*For information purposes, in 2024 the Land Transfer Tax was set at 5% of the price of the property.
