The IRS (Integrated Resort Scheme) allows foreign nationals to acquire luxury property.
Legal framework IRS Mauritius
The IRS applies mainly to luxury real estate. Residential or holiday villas,
IRS constructions allow foreigners from all walks of life to become owners in Mauritius. It is the Mauritian government, which, in agreement with the Economic Development Board (EDB), created this tax system for real estate. The IRS legal framework defines certain conditions for access:
– The value of the purchased property must be greater than or equal to $USD 500,000 (428,000)€)
– Real estate must be 10 hectares or more
– The purchase of IRS property requires payment of a tax equal to 5% of the value of the property (government tax)
Buying a real estate IRS gives you benefits:
– Issuance of a permanent Mauritian residence permit for the purchaser,
her husband and children
– Issuance of an annual renewable Mauritian residence permit for the buyer's partner
– Possibility of establishing a tax residence in Mauritius subject to living there 183 days a year or 270 days over two years.
