YOU WANT TO INVEST FOR YOUR BUDGET

Mauritius has been able to invest easily in real estate on the island for a number of years by respecting certain rules depending on the budget you want to allocate to your project.

– Purchase of a PDS property (combining IRS and RES purchases): this is a planned programme for a minimum investment of 147 000€. Over 500,000$the owner of the property is eligible for the permanent resident permit. PDS real estate projects must meet ecological standards defined in a specific specification.

– Purchase of IRS property: the value of the property must be greater than 500,000$ and over 10 hectares. This investment is subject to a tax of 5% of the value of the property. The owner of the property and his family are eligible for a permanent or renewable annual resident permit and may apply to establish his or her tax residence there provided that he or she lives on the island plus 183 days a year or 270 days over two years.

– Purchase of a RES property: no minimum investment, the area must be defined between 4000m2 and 10 hectares maximum, obligation to comply with the specifications for residence permits. Property in RES is subject to the same taxes as IRS property.

Your income will be taxed at 15%. You will also benefit from the non-cumulative tax between France and Mauritius. Just like Mauritians you will not be subject to any local tax: no property tax or housing tax. In Mauritius, taxes on capital gains, inheritance taxes and ISF do not exist. Similarly for rental income that is not taxed either.
